Tantalus development bringing more live-work space

Developer Myron Calof of TiGERi Properties Inc. is working to bring a unique development style to Squamish.

His project on Tantalus Way at the Garibaldi Springs Golf Resort, called Galleries, will feature resort style condominium residences and live-work business lofts.

Fifty units are proposed and some of the units in the project will feature ground floor business studios with connected residences. Calof said the ground floor of the live-work units will feature an indoor commercial area connected to a patio adjacent to the sidewalk and Tantalus Way. He said the commercial space can be used as an artisan studio, a professional office or for some other commercial venture. Beyond the commercial space will be a kitchen, a dining room, a den and then another patio on the opposite side of the building for private residential use. The second floor of the units features a master bedroom and bathroom with a large closet and a flex room that overlooks the studio space below. The signature units will have third floor sky lofts with high-sloped ceilings and private rooftop decks with a 360-degree view.

"There is nothing like it in Ó£ÌÒÊÓƵat all," Calof said. "This is going to be a very energetic, very stylish kind of miniature village of its own."

The closest comparable development is a building on Second Avenue owned by Peter Legere. The development downtown offers a workshop space at ground level and residential space above.

"We've already got interest from some very unique business people interested in capturing the Whistler traffic, the Garibaldi Springs traffic and the local traffic looking for something unique," said Calof of his new development on Tantalus Way.

Calof applied recently to the District of Ó£ÌÒÊÓƵfor a development permit and a zoning amendment.

The project has gone through the zoning process once already. The original owner of the project, Rostrum Developments Ltd., was successful with the original zoning amendment, but through the public consultation process some townhouse owners across the street from the Galleries site complained Rostrum did a poor job on the first phase of townhouses at Garibaldi Springs.

The DOS is expected to take about six months to process the current application.

Local realtor Gerry Halstrom will handle the sales and marketing for Galleries and he expects the properties to move quickly.

"The resort condominium and artist studio concept really hits the market where the demand is," Halstrom said.

"We really are at the beginning of the re-building of Squamish, and buildings like Galleries break the mould of "been there, done that" and bring together contemporary architectural design and mountain resort themes," said [email protected]
