A million-dollar land sale

There has yet to be a million-dollar home sold in Squamish, but that doesn't mean land isn't going for the hefty price tag. In October 2004, a 2.94 acre property on Government Road listed by One Percent Realtor David Langlois sold for $1.25 million.

In October 2004, a 2.94 acre property on Government Road listed by One Percent Realtor David Langlois sold for $1.25 million.

The land had two homes on it, and used to be farmland.

"The value was in the land, it wasn't in the homes," Langlois said. "Within the boundary of Ó£ÌÒÊÓƵit's probably one of the last larger pieces of development property. "If you're looking for a three-acre parcel there isn't any."

The property address is 39760 and 39764, near the Wal-Mart site, Brennan Park Recreation Centre and Highway 99.

Langlois said the same person owned the property for around 35 years, and when it was purchased he probably paid between $50,000 to $60,000 for it.

"I think we did pretty well with that," Langlois said. "It was a nice clean deal."

Royal LePage Black Tusk real estate agent Paul Savage sold the land to his clients."It's a good development property," Savage said. "Developers are looking for property to develop. There's a shortage of property at the moment."

There are other million-dollar land listings in the Ó£ÌÒÊÓƵarea, including 28 acres at 2975 Judd Road for $2.2 million, and 2.2 acres at 1160 Wilson Crescent for $1.45 million.

"You can put any price on things," Savage said.
